All the rates are in euros.
Rates are subject to change without notice. Accommodation is subject to availability.
BOOKING & PAYMENT
All the bookings are pre-paid. We only accept online payments. In order to provide our Guests with a secure payment system we choose to work with Web Hotelier booking engine to assure that our customer’s payment information is securely collected.We will send you an Invoice with the name of the reservations. If you want to include any Vat Number or if you want the invoice in a different name or company name, please inform us on the booking form.If you have any problems or doubts during the booking process, please contact us to our email: hello@phi-simple-living.com
CANCELLATION POLICY

Cancellation fee policy:
There is a minimum of 4 nights stay. To make reservations any shorter than our booking requirements, please send your request to hello@phi-simple-living.com and our team will check if it is possible.
Cancellation 40 days prior your arrival: 50% deposit refunded.
Cancellation less than 40 days prior your arrival: no refund.
The refund of any of the percentages written above, can take from 5 to 25 days after the cancelation depending on the bank.
No refunds are given for ‘no show’, vouchers, flight cancellations, delays or departure from the houses early or by any mistake on the booking process.
We reserve the right to modify, alter, or substitute all or any part of our services when reasonably necessary or advisable. Should this occur, we agree to provide the best alternative available.
CHECK IN
Arrival time should be announced in advance to enable sufficient organization of the guest’s check-in and access key delivery.Check in time, is any time after 3pm. If guests arrive before, we can offer to hold luggage. Ιf guests are expecting to arrive later than 9pm, it is important to let us know the exact arrival time, especially when travelling by one’s own means as we are not a traditional hotel, we do not have 24-hour reception service. Check out time on the date of departure is 10pm. If the room is not vacated by this time, the customer will be subject to the cost of another night. Equally we offer to hold luggage after 10pm until 9pm.
COMPLAINTS
Any complaint about the booking service must be notified to Phi Simple Living Quarters in writing or by email as soon as possible. Any complaint regarding your stay must be brought to the attention of the team as early as possible during your stay and, if not resolved to your satisfaction, should be notified in writing no later than 14 days after departure.
LIABILITY DISCLAIMER
Phi Simple Living Quarters and its owners, management and employees shall not assume liability for any illness, injury or death to persons visiting the properties nor for any other incident of any nature involving any client(s) while they are on the property, nor while travelling to or from the properties. Phi Simple Living Quarters cannot be held responsible for loss or damage to private property; however, it may be caused.
TERMS AND CONDITIONS OF THE HOUSE
Prices include 3 bedrooms, communal areas, swimming pool, garden cleaning and all taxes. The maximum capacity is 6 guests.
During high season (July and August) minimum stay is 4 nights. During low season (September to June) minimum stay is 3 nights. In case a guest would like to stay a shorter period please send your request to hello@phi-simple-living.com and we will check if it is possible.
We do not allow any pets inside or outside the house.
Smoking, is only permitted outside the house with exclusive use of an ashtray. Otherwise, there is a high possibility of causing a fire that guests will be responsible for.
The usage of the house is limited to the number of guests specified in the booking conditions, other people from the outside are not allowed in the property.
Although there is no required damage deposit, guests are responsible for ensuring everything is in the exact same condition as when they arrived.
Cleaning and change of lines are every 3 days (12-2 am) except for pool towels which change weekly. If you want to skip some cleaning, please inform us in advance.
Please be aware that the tap water is not drinkable, so you need to buy bottled water.
We take care of the pool and the organic garden daily, so it is possible to meet a member of our team during the day at the property.
If any damage occurs, please inform us as soon as possible to schedule a meeting with the right technician.
Parties are not allowed, except for when there is a different occasion such as a wedding party. In case you are interested to arrange a wedding in PHI, please don't hesitate to contact us.
Take extra care of your keys. Lost keys incur a replacement fee.
All furnishings have been carefully selected and renovated by hand so please take care of them. If any damage occurs, it will be an extra charge.
No illegal substances allowed on the premises.
Swimming pool is 1.40cm height and for safety reasons don’t jump in nor run outside.
Children under 14 years old should not use the pool without an adult in attendance.
Don’t pee in the pool and shower before entering in. We highly recommend to not use sunscreen when entering the pool.
To avoid mosquitos at night or any other small insect inside the house please use the flyscreens.
Please keep in mind that the house is located in a residential area in pure nature, so there is a possibility to meet with some small bugs or other friendly animals, such as friendly dogs, chickens or cats around the property. Most of them are harmless, so keep calm and enjoy the surrounding.
Please be aware guests are subject to extra charges for any non-compliance of our terms and conditions presented above.
