Phi Simple Living Quarters is a place where we embrace sustainability, slow travel, minimalism and mindfulness in every aspect of life. We are trying through simple everyday pleasures to make guests understand these values, reconnect with nature and enjoy the benefits of it. We know how important is to find the time to experience this feeling! At Phi Simple Living Quarters, you will feel like home during your holidays and you will have the entire villa and estate to create beautiful moments with your loved ones.

WILL WE SHARE THE VILLA WITH OTHER GUESTS?

The villa must be booked out exclusively, regardless of the number of guests.

IS THE VILLA CHILD-FRIENDLY?

The villa is child friendly but please keep in mind that the swimming pool have no protective barrier or surveillance. Please be aware that it is the guest’s responsibility to ensure the safety of those who do not know how to swim, especially children.

DO I NEED A CAR TO GO TO THE HOUSE?

Yes, we advise you renting a car. It is the best way to get there and move around Zakynthos!

WHAT IS INCLUDED IN THE PRICE?

Included services are cleanings and changing linens every 3 days, final cleanings, garden and pool maintenance. Daily breakfast it is upon request: 15€/per person.

DO YOU ACCOMMODATE SPECIAL BREAKFAST REQUESTS?

Unlike traditional hotels, breakfast is composed of a sharing menu that has been carefully thought out and prepared fresh every day. Therefore, we do not have an “A la carte” menu.
Our team is very small and so we usually don’t accommodate any special requests, except if they are related to specific food allergies or restrictions. Please inform us in advance if you have any food restriction or allergies, so we can adjust our menu to your needs.

HOW BREAKFAST IS SERVED? WHAT IS THE BREAKFAST SCHEDULE?

Daily breakfast is upon request. We normally deliver a basket to the villa with all the necessary, between 8.30 and 10 am. If you would like breakfast prepared outside these times, please let our team know in advance. Cost for daily breakfast: 15€/person.

DO YOU HAVE TELEVISION?

In the Phi Simple Living Quarters, we value time with each other. That is why we decided not to install televisions and encourage people to spend more time exploring the house and surroundings. However, wi-fi is free in all interior and exterior spaces.

CAN I TAKE FRUITS AND VEGETABLES FROM The ORGANIC GARDEN?

Estate’s organic garden supplies you with fresh vegetables and fruits. As daily care is needed, please be aware that it is possible to meet Nikos visit the estate to maintain, flourish and take care of the garden. In order to avoid any damages in the natural production of the garden, please ask us for any fresh vegetable you want and the next morning you will have it by your door!

DO YOU ACCEPT ANIMALS?

Yes, the villa is animal friendly but please be aware that it is guest’s responsibility to leave the house and surrounding areas in a perfect condition.

ARE THERE ANY SERVICES WE MUST PAY EXTRA FOR?

Extra services are upon request and may be charged, but you will be informed of this beforehand. Please confirm with our team the possibilities and prices.

CAN I HAVE OUTSIDE GUESTS OR HOST A PARTY?

The usage of the villa is limited to the number of guests specified in the booking conditions, other people from the outside are not allowed in the properties. If a guest, during their stay, would like to invite anyone from outside, please ask us first about the possibility to discuss all further details. Please be aware additional guests are subject to extra charges. If you want to host your special event, please see here.

IS SMOKING ALLOWED?

Smoking is only permitted outside the villa with exclusive use of an ashtray. Otherwise, there is a substantial risk of creating a fire.

How can I contact you during my stay?

All contacts are available on our website. Please feel free to leave us an e-mail with your request or make us a call and we will get back to you as soon as possible.

WHAT IS THE PROCESS WHEN BOOKING A HOUSE?

Bookings are made online, so you just should follow the steps shown on our website.

IS THERE A MINIMUM NIGHT STAY?

Yes, there is a minimum of 4 nights stay. To make reservations any shorter than our booking requirements, please send your request to hello@phisimpleliving.com and our team will check if it is possible.

DO I NEED TO PAY A DAMAGE DEPOSIT FOR ANY POTENTIAL DAMAGE TO THE HOUSES?

There is no required damage deposit, but it is guest’s responsibility to make sure everything is in the exact same condition as when they arrived.

WHAT IS THE CANCELLATION AND REFUND POLICY?

Cancellation 40 days prior your arrival: 50% deposit refunded.
Cancellation less than 40 days prior your arrival: no refund.

HOW DO I CHECK IN?

In the villa a member of our team will be there to welcome you and introduce you to the entire house. We will show you around, let you know the house’s routines and will help you with everything you may need to make the most of your stay with us. For this reason, and since we are not a 24-hour hotel, it is very important for us to know what time you will arrive, so please inform us in advance to ensure someone will be there.

CAN WE CHECK-IN EARLIER/LATER?

Check-out time is at 11:00, and check-in time is at 15:00 – 21:00. Late check-outs and early check-ins are subject to availability. Please contact us to confirm this.

CAN WE COOK IN THE HOUSE?

We have a full equipped kitchen which will allow you to prepare all your meals.

WHERE CAN WE PARK OUR CAR?

The villa has plenty of free space for private parking.

CAN YOU STORE MY LUGGAGE?

If you arrive before check-in time, or if you still want to go for a walk after check-out time, feel free to leave your bags - we will safely keep them until your return.

CAN YOU ARRANGE A DAY TRIP?

Day trips can be organized at an extra cost, but we suggest doing so well in advance. Please let our team know if you wish to go somewhere, and we will do our best to arrange it subject to availability.

WHAT IS INCLUDED IN THE BREAKFAST?

Served every day, it includes: fresh orange juice, eggs, homemade pie, yogurt, fresh fruit, bread, butter, cheese, ham, jam, milk, coffee and tea. If there is any other product you would like to have for breakfast, please let us know and we will confirm it.
